With land scarce, many large-scale commercial and residential developments can only be created by first demolishing or clearing existing or redundant urban and industrial landscapes (so-called ‘brownfield’ or PDL sites).
These sites present real problems: large quantities of waste materials need safe disposal; contaminated soil, exposed during renovation and excavation, needs safe disposal and/or treatment.
Developers face additional costs for disposal, and increasing Government legislation demands environmentally-sound disposal practice.

Waste normally falls into one of three classifications (inert, non-hazardous, or hazardous) and its classification determines how it is disposed of. The most common disposal options are:
- Treatment. Chemical or biological treatment can render suitable materials less hazardous or even inert. Some materials can be made safe and useful e.g. soil made safe for use as back-fill material in a building project.
- Landfill. The most common method, but emerging legislation and higher tax rates make it likely that, in future, landfill will reduce.
- Recycling. With careful screening, materials such as paper, metals and plastics can be re-used. Concrete, for example, can often be broken up to be used as aggregate.
